So You Want to Build a Modular Home?
First of all thank you very much for considering our website. We are in the process of overhauling it and if you come back in the near future you will see it get better we hope.
Folks who talk to us about our website say it is easy to use and that there is a large amount
of information on it.
A little about Callaghan Homes Incorporated. We are a family company with my
Wife Judy and until recently my son Joe as co owners. Joe has taken a position at Legal Zoom, in Los Angeles. He graduated from U of M law 3 years ago and a mutual acquaintance helped Robert Shapiro start the company. Joe was recruited by this friend in the fall of 2007 and took the position in January of 2008. Joe helped us in the new technology and management and of course legal work. He will be sorely missed.
We started in 1976 formally. My wife and I ran the business out of our home. Our
first manufacturer was Contempri Homes and of course we built one for ourselves first and that was in the times that interest rates were any where from 10%- 15%. If you think the economy is hard now(and I don’t) try to convince someone that usury rates are a good idea to build a home with(I didn’t).Callaghan Homes was the only “modular” retail outlet in Livingston County at that
time. But word got out and a lot of people jumped in and a lot jumped out. Our business
grew slowly and in the mid 1980’s Contempri left Michigan and the management of the company began General Housing Corporation , located in Bay City, Michigan. I have been
with them ever since. We have tried different companies some were good (GHC, Sterling,
Admiration, & Palm Harbor)- and some not so good(we dropped them and we shouldn’t speak ill of the dead).In our business my basic philosophy has been that the business is like a huge locomotive. The sales part was like the fuel that drove the machine, but the oiler,and maintenance folks were like the service on the home. I have been in the service area since I accepted that as the absolute truth.
I am on the road a lot as a result, but I set a goal to reach people who have contacted me within 24 hours. I do that about 95% of the time. The other 5% was because of communication breakdown on our part(we do apologize and try to do better)
In 1989 we purchased property on Grand River Avenue between Howell and Fowlerville. I looked up and down Grand River and I couldn’t afford the Brighton or Howell area and today I couldn’t afford the property that I own. We bought in a cape cod as our first model and it was a resounding success. It was the first in Michigan and it opened a whole new market for modular homes. In the mid 1990’s FEMA(Federal Emergency Management Act) issued a report that after hurricane Andrew went through Florida that the modular homes with their construction quality performed better than the manufactured homes(another time) by 50%. This was not surprise to anyone. But they also indicated that the modular homes performed 38% better than what was built “on site”. This was no surprise to me but in the market it drove us to a different type of marketing. We no longer said that we were as good as what was built on site. We told folks that we were better.
Our sales lot blossomed and in 2002 we added a deluxe ranch,and in 2006 we added a Chalet style with an open to below loft. We also have custom home capabilities in almost any area including commercial with offices,adult care homes, hotels,motels, churches, almost anything you can imagine.
We don’t focus on the economy too much. We have our own financing available to our customers and the range that we sell is so wide that we can sell the 1000 sq ft home to
6000 sq. ft. home. And we can still keep your cost anywhere from 12% to 20% less than what can be built on site.
