Quicker completion
Your new modular home typically can be built and on your foundation in 6 to 8 weeks and is usually move in ready in an additional 6 to 8 weeks.
Less expensive
Because of the efficiency of modular construction and the ability of the homeowner to participate in the construction process, you can expect a savings of up to 30%. This is achieved through the buying power of volume material purchasing, low waste and shorter construction financing. And because appreciation is the same as stick built, the money you save is actually equity you have in your new home.
Built in a controlled environment
Not only are there more inspections and higher quality control, the building materials are never exposed to the elements. This leaves the modular homeowner with a cleaner home. And a far lower risk for mold, mildew and pest infestation.
Flexibility in design
Choose from more than 100 floor plans or let us design one
just for you. You can choose from Ranch homes of two, three, four
or more modules. Cape Cods with multiple dormers and Palladium
windows. Two story homes, both traditional and modern. Chalet
homes or something more contemporary.
Modular Home
- A home, factory constructed in a controlled environment.
- Built with the same materials and components as a stick built home.
- Built equal to or exceeding B.O.C.A. or the Michigan Residential Code.
- Inspected by factory, state and third party inspectors to guaranty quality.
- Built in pieces or "modules" using approximately 30% more lumber than stick built, which can then be connected to a foundation and to each other to finish a one, two or three story home with any number of modules.
- Appreciates, appraises and resells at the same rate as stick built.
- Office buildings, apartments, town houses and duplexes can also be modular.
Manufactured Home
- A home, factory built on a steel frame. Titled as an automobile, these homes can be deeded if placed on a permanent foundation. Built to H.U.D. code, the origin of these homes must be disclosed at time of sale. Manufactured homes do not appreciate in value. Sometimes referred to as a double wide or even "modular," but they are not a true modular home.
Mobile Home
- Term used for a Manufactured home built before June 15, 1976 when the H.U.D. code went into effect.
In the wake of Hurricane Andrew in 1992, the Federal Emergency Management Agency and the Federal Insurance Administration published a report of their findings on the effects of the hurricane on residential housing.
The report titled "Building Performance: Hurricane Andrew In Florida Observations, Recommendations, And Technical Guidance" publication FIA-22 (2-93) stated ...
- "Overall, relatively minimal structural damage was noted in Modular homes."
- "The Module-to-Module combination appears to have provided an inherently rigid system that performed much better than conventional residential framing."
- "Connection of units provides inherent reinforcement to overall construction with doubled members."
- "Short span of rafters contributes to increased overall structural stiffness."
- "Structural integrity of individual units (necessary to resist lifting and transportation forces) ensures sound components for systems of connected units."
