A brief general overview of the differences between prefab housing, manufactured housing or modular housing in Michigan. Although all prefab housing, manufactured housing and modular housing is factory built housing, there are many differences between each. Let's start with prefab housing. Prefab housing is also know as panelized housing. Panelized housing is built in the factory in panels and shipped to the home site where the walls are assembled together. Prefab panels are shipped to the home site ready to add electrical, plumbing, insulation and finally drywall. This is generally an improvement over standard, on site, stick built housing in Michigan as this home construction method saves time in construction. Other benefits are saving in material expense due to less waste both from weather ruined materials, material theft from the job site and purely wasted materials due to improper cuts. Factory construction methods are also beneficial due to higher standards of construction quality control. Manufactured housing refers to what may be commonly know as trailer homes. Manufactured housing is generally constructed on a steel frame that is deliver to the site where residence is to take place. Manufactured housing is generally created in one or two sections which can be joined together to form one unit of housing. Manufactured housing can also take its form in a mobile home or a trailer home that may be transported from one location to another at will to provide generally temporary housing and is mostly used for recreational purposes. Modular housing is factory built housing. Modules or sections of the home are completely constructed within a factory and then shipped via truck to the housing location where using cranes and other heavy equipment are used to place each module on the housing slab or basement. Each module of the home is then joined together. This method of creating factory built housing is widely considered to be one of the best construction methods available. Construction is less expensive than creating on site stick built housing in Michigan and by is very nature is constructed stronger than most any other form of housing. Because each module is constructed as one unit and the dropped into place it must be able to withstand all of the stress that will be placed upon it. And once each module is tied together they form an extremely strong housing unit. Modular housing is built within a factory and offers all of the cost savings that are available from other forms of factory built housing. Modular homes also offer a great deal of flexibility in design. As such, most owners of modular homes work with the builder to customize each home that we build. Owners of modular homes in Michigan will customize their new homes to suit their needs and individual preferences. Modular homes are usually more energy efficient that site built homes too. Because the framing for a modular home is constructed using 2x6's, there is more room for insulation. Because your modular home is factory built, all of the walls are constructed to exacting standards that always meet and generally exceed all state of Michigan and local building codes with attention to detail paid at every level of construction of your new modular home in Michigan. That same attention to detail and strength is applied to all other parts of your new modular home construction.
