PERC
|
A perc test performed by the seller and their excavator for the County Health Department to determine the soil types on the possible build site. In areas without a public sewage disposal system in place, the rural homeowner must have their own onsite waste treatment system, a septic tank and drain field. It is important that the soil in the drain field is light and sandy enough to allow
waste water to evaporate. If the native soils are not suitable for this, soil must be excavated and sand then brought in to create a drain field that can breathe. Your Realtor must be familiar not only with this process but with the importance of its outcome. A perfect perc will allow a septic system to be built for a few thousand dollars. An engineered septic system may have a cost in
excess of $20,000.00 . There are many parcels of land that will make wonderful home sites that require a special septic system, and that’s okay as long as the price of the property reflects the need for additional building costs. |
WATER TABLE

The level of ground water is another concern. If the water table is too high, it may be impossible to have a basement, or in some marginal cases a dry basement. This should be taken into consideration before you execute a purchase agreement for vacant property. |
WELL
|
Most of Livingston County residents have a water well. In fact, there are more private wells in Michigan than any other state. The lack of municipal water systems in rural areas is the reason. Still, there are locations where there may be ground water contaminates such as sulfur, natural gas, oil, sodium and others. |
DEED RESTRICTIONS

Some parcels may have deed restrictions that limit the use of private property, such as prohibiting animals, out buildings, fences or requiring a certain size of home, roof pitch, garage, paved driveway or more. Municipal authorities have certain restrictions in place that seem to serve the common good and, in most cases, are sufficient. The restrictions that may be troublesome are those placed on a property by a previous owner. Many of these restrictions are unfair and even illegal, however removing deed restrictions from a property may be costly and not worth the effort to attempt making a change. These are some of the things that a good Realtor with building and developing experience will research prior to helping you purchase your new home site. It might also protect you from purchasing property that might be unbuildable. |
